River Walk Room Addition, Project Scope And Details

The customer wishes to convert a non livable space above the garage into a recreational room. This room addition will provide 266 sqft of new living space.

Project House

Project House: The original assessment of the basic homes exterior view, and roof line considerations. Exterior dimensions and planning design began here. Estimate of impact on structure considered. Preliminary estimates for related modifications taken into consideration. Assessment of all projected cost associated with this overview, in effort to remain within the construction remodel budget for the residing family.

 

Remodel Space General

Remodel Space General: A complete review of existing HVAC, electrical, plumbing, wall and floor finishes was planned in detail. New Oak Stairs, lighted closets and storage or maintenance areas were also reviewed with the Owner. The custom paint and brush plaster finishes with matching paint was reviewed. The planning budget had to be maintained and matched with the construction workers to ensure a complete match with present home finishes and appearance so that the new room would not be seen as an addition, but rather a natural extension of the present home interior. Energy efficiency and comfort was related to the abundance of insulation and moisture protection program to insure a comfortable all-seasons room use was described and accepted by the Owner.

 

Water Heater Side

Water Heater Side: Building code requirements, and ease of access to perform routine maintenance by the maintenance company was reviewed with the Owner. The interior design of doors, wall trim, new fan and make-up air reviewed to ensure family safety was discussed. A complete review of existing systems was reviewed as well, and cost impact noted.

 

Basic Condition Left

Basic Condition Left: Structural analysis and stress calculations taken for structure. Relationship to adjacent existing wiring, plumbing, and equipment reviewed for impact of new work renovation to be accomplished. Planning confirmed with new Owner for space to be used and completed with needed finishes and lighting use.

 

Basic Condition Right

Basic Condition Right: Safety relating to gas hot water heater and gas ventilation and make-up air reviewed to serve the hot water heater without impacting on the seasonal HVAC comfort of the new Recreational Room with new closet and HVAC controlled storage space on each side of the primary living space. Visualization of electrical and room finishes to match existing home was discussed with the new Owners, and incorporated into the limited budget.
